Two local buyers have spent a combined $58.25 million on penthouses at NALU, a 44-residence development on the beachfront at Miami.

Queensland’s apartment price record has been broken by the $32 million sale of a penthouse at NALU, a $500 million beachfront development in the Gold Coast suburb of Miami.

A second penthouse at NALU sold for $26.25 million, taking the two deals to $58.25 million. Both buyers are locals, according to Kollosche New Projects, which negotiated the sales.

The $32 million deal is $2 million above the previous Queensland apartment benchmark, set earlier this year by the sale of the ONE Burleigh penthouse in Burleigh Heads.

Inside the two penthouses

The larger of the two, known as the Ultra Penthouse, spans 1,466 square metres across the fifth floor and a private rooftop one level above. Its outlook follows the coastline south from Miami Beach, past Burleigh Heads towards Coolangatta.

The residence has five bedrooms, seven bathrooms and six car spaces. A cinema, gym with infrared sauna, office and rumpus room give it the layout of a substantial family home. The entertaining rooms include a bar and wine cellar, with a separate catering kitchen and cool room for larger gatherings.

A private lift connects the apartment to the rooftop, where a swimming pool and hot and cold plunge pools sit alongside an outdoor entertaining area.

The $26.25 million penthouse has 1,063 square metres of living and entertaining space. All five bedrooms have ensuites, and the floor plan includes several living areas, a cinema, an office and a wine cellar. Its rooftop also has a swimming pool and hot and cold plunge pools, with an entertaining terrace facing the Pacific Ocean.

Local buyers seek the space of a beachfront house

Kollosche selling principal Michael Kollosche said the two buyers were familiar with the Gold Coast market and wanted the room to host family and friends with the convenience of being able to lock up and leave. He pointed to the scale of the site, which extends across 7,238 square metres with 80 metres of beachfront, as a feature that would be difficult to replicate.

“The market hasn’t lost its appetite for quality. Buyers are simply becoming more selective about where they place their money,” Kollosche said.

Property analyst Michael Matusik said demand for larger luxury residences on the Gold Coast was broadening. Alongside wealthy downsizers, he identified established families and buyers from interstate and overseas as part of that market. He said the Gold Coast’s pricing relative to Australia’s larger capitals and some international markets was also part of its appeal.

The penthouse deals follow three other NALU sales priced between $13.25 million and $14.5 million. Each exceeded Miami’s previous residential price record of $10.8 million, according to the sales agency.

Monaco Property Group is developing 44 residences at the foot of Nobby’s headland, within walking distance of the Nobby Beach dining precinct. The project includes more than 3,000 square metres of shared leisure and wellness facilities. Remaining apartments start at $6.95 million, with three-bedroom beachfront residences and penthouses still available at the time of the announcement.

With 30 metres of beach frontage, two pools and a 12-car garage, the Hedges Avenue estate is asking $7.5 million more than Queensland’s standing house price record.

A six-bedroom beachfront estate on Mermaid Beach’s Hedges Avenue has come to market for $47.5 million, putting Queensland’s house price record in reach less than three months after it was reset in Noosa.

Michael Kollosche and Matthew Follent are marketing the four-level residence at 79–83 Hedges Avenue. It occupies a 1,212-square-metre corner block spanning three allotments, with about 30 metres of direct beach frontage.

The beach is visible from the moment you enter. Two storeys of glass frame the surf beyond the sunken formal dining room, bringing the view deep into the house. Dark granite and black fossil marble give the interiors a more dramatic palette than the usual beach house, with sandstone walls and timber cabinetry adding warmth.

The ground floor is arranged around several places to eat and entertain. The kitchen has a butler’s pantry and an adjoining meals area that opens to a sheltered beachfront terrace. A built-in barbecue and adjustable shutters make the terrace practical when the sea breeze picks up. The heated infinity pool sits beside it, at the same level as the main entertaining areas.

The living room has its own bar, with an ice maker, fridge and dishwasher. Doors open towards both the front courtyard and the pool terrace, giving guests somewhere to spread out when the house is full.

Upstairs, all six bedrooms have private bathrooms. The main suite looks straight out to sea through full-height glass and has a private balcony facing the beach. Its dressing room has curved cabinetry, a dedicated vanity and a coffee station. The other five bedrooms share the floor with a family room, a rumpus room and two smaller retreats, giving children and guests living space of their own.

The rooftop offers a different view of the Gold Coast. From the second pool and spa, the outlook extends along the beach, across the skyline and inland to the hinterland. One of the two offices is on this level, with the other on the ground floor.  A lift links all four levels, including the basement, where a cinema with its own bar sits alongside a temperature-controlled wine cellar and a 12-car garage. A separate shed at the foot of the driveway ramp provides additional storage. Altogether, the house spans about 2,241 square metres, with its northeast-facing corner position giving it roughly 30 metres of frontage directly onto the sand.

The records in reach

A sale at the asking price would clear the $40 million Queensland house benchmark set in August by 32–34 Noosa Parade. That transaction covered one waterfront estate across two adjoining blocks, with a 1980s residence and two private jetties.

On the Gold Coast, the reported house benchmark is $28 million for 41–45 Hedges Avenue, a similarly sized triple-block holding that traded in 2024.

The Gold Coast has also seen a roughly $40 million deal for a collection of homes across three titles at Jefferson Lane and Fourth Avenue in Palm Beach. The Mermaid Beach asking price sits above that transaction, too. Palm Beach deal

The comparison covers individual estates and apartments, including reported off-the-plan contracts. The Palm Beach portfolio is a separate transaction.

  1. $40 million — 32–34 Noosa Parade, Noosa Heads. The deep-water estate changed hands in August 2026, setting Queensland’s house price record.
  2. $34 million — 17 Webb Road, Sunshine Beach. The beachfront home on a 2,015-square-metre block set the previous Queensland record in a deal struck in 2021.
  3. $32 million — NALU Ultra Penthouse, Miami. Kollosche announced the off-the-plan deal on 5 November 2026 as a new Queensland apartment price record.
  4. About $30 million — 43 Witta Circle, Noosa Heads. The Tim Ditchfield-designed waterfront home sold in 2024.
  5. $30 million — ONE Burleigh penthouse, Burleigh Heads. The off-the-plan sale set Queensland’s previous apartment benchmark earlier in 2026.

Brisbane’s reported house record stands at $25 million. It was set in 2025 by the sale of Graya co-founder Rob Gray’s riverfront property at 17 Julius Street, New Farm.
